Client: Swan Housing Group

We were instructed by Swan in mid-2015 to undertake a Red Book valuation of 105 residential units for shared ownership and private sale tenures and a commercial unit. The site has been vacant for a number of years and is situated within walking distance of Ilford Station which will be a Crossrail station. We were also instructed to provide commentary considering and the impact of Crossrail on Market Values in Ilford and further commentary relating to the scheme layout and design, detailing how scheme value could be maximised.

Our various Development Consultancy teams worked together to provide the necessary advice.

Our Affordable Housing team provided valuation advice relating to the residential sales values. The team also carried out research considering the impact of Crossrail on residential values in Ilford. The wider Development Consultancy team also advised on the Market Value of the commercial unit.

Our New Homes team reviewed the plans and provided advice relating to the tenure, size and proposed specification of the units. A number of recommendations to provide a more efficient scheme were then included in our report.

We provided our report ahead of schedule and after the initial instruction, we were subsequently instructed to provide valuation advice relating to a number of affordable rent units at the development.
