BBC Wales New Broadcasting House

Client: BBC Wales
Location: Cardiff, Wales

Since 2013 Capita has been project managing the BBC’s new c. £400 million Wales Broadcasting House project in Cardiff.

The project has two main property strands – namely:

1) Disposal of the existing freehold sites in Llandaff
2) Acquisition and fit-out of a new Broadcasting House in Cardiff.

We have managed, via a competitive tender process, the conditional sale of the existing freehold sites to Taylor Wimpey and have subsequently been monitoring their progress with planning applications for c. 400 new homes.

We have also managed a competitive tender process to select a developer to design, build and lease-back a new Broadcasting House to shell and core. The site of the winning developer is located north of and directly in front of Cardiff Central Station. The building design, which has been granted planning permission, is an important gateway image for Cardiff. The building has five storeys, plus a large basement. There are two entrances – a formal entrance on Wood Street and an entrance opposite the Station. Once inside the building staff and visitors will be able to visibly connect spaces on floors and between floors, including TV Studios.

Whilst overseeing the developer’s shell and core design, we also manage the appointed fit-out design team on behalf of the BBC and have started to develop concept interior designs. Developing these designs has required intense stakeholder management, excellent communications and robust change control.

The next steps for the project include completing construction of the shell and core building (April 2018), completing the interior designs and procuring a fit-out contractor.  It is currently envisaged that the BBC will migrate to the new Broadcasting House building in 2019 and complete on the disposals of their existing freehold sites in 2020.
